Although I didn’t live here, my partner did and I was able to meet the landlord, Sam. Incredible personality and human and so accommodating. I’ve lived in my fair share of apartments but I’ve never met a landlord as helpful as him. Top notch and if I was a IUP student, this would definitely be the place to live. It’s also family owned so you’ll be helping put food on his family’s table and be part of their small business.

This location is one of the cleanlier places I have stayed while in the area, as I have stayed at 5 other locations prior to this. It is close to campus so you can access on campus benefits such as the gym, IT, Indigo bus stops, and dining halls. Management is friendly and effective, and it has cameras throughout the property for your safety. Complaints are dealt with in a timely manner. There is wi-fi in the lobbies and internet can be accessed in individual rooms. A little extra perk is that the lobby TV has Netflix and hulu, as well as a pool table for entertainment. Vending machines are also in the main lobby. I do recommend this place for someone who needs a place to stay off campus. It is not owned by the college.

This is the best place to live off-campus. In fact, I don’t even consider it off-campus living because the University tennis courts are right across the street, and so are bus stops. The price is unbeatable for the space and amenities provided. I’ve lived here my sophomore through senior years and I’m reluctantly counting down the days until May (when I move out ) because I’ll never live this comfortably or affordably again. Sam, the landlord, has always been more than helpful and always finds a way to address any concerns. Do yourself a favor and schedule a tour - you won’t regret it!

I’ve been living here at Oakland hall since 2018 Sam the landlord is a fantastic person also he is family oriented when I first moved into here he even helped me move my belongings into my apartment not many landlords will take the time out of a busy move in day to help their tenants. My experience at Oakland Hall was exceptional. I lived here for just over 2 years, and it is definitely one of the best places to live for IUP students. The units are on the smaller side, but the building is maintained well and the price is incredibley fair. The owner is always very quick to resolve issues, and gives updates on anything out of the regular. I wish I would have found Oakland Hall earlier on!

I honestly cannot say enough great things about my experience living at Oakland Hall. I lived here during my entire college career at IUP and I could not have asked for a better place to stay. Sam is an outstanding landlord, always there if you need anything. Rooms are nice and private. Building is complete with a fully furnished lobby, recreation room, and even a karaoke room! I lived here twice (2018-2019) (2020-2021). Sam is an amazing landlord and the only one I can honestly say is the best. He’s honest, direct, friendly/approachable and will work with you if necessary. I wish there were more landlords like Sam. He understands he’s providing housing for/to college students and does it in such a professional and friendly manner. I saved so much money living here than on campus housing and the walk to campus isn’t that bad at all! The onsite parking, security cameras, and close proximity to food and campus was/is amazing. Also, I felt as a minority and LGBTQ+ person that Sam did not treat me less than anyone else he rented to. When I changed my name, Sam was respectful and called me my name from there on out no questions asked. Thank you for all you have done and continue to do for the IUP student community, Sam!

Sam was always so accommodating and very kind and fun to talk to! His apartments are very well organized and planned out perfectly. I stayed there for a year and if I have the chance to go back, I would rent from him again. He’s always there when you need something and will do everything he possibly can to help anyone feel comfortable and at home while staying there. He and his wife really get into Halloween and even had a candy bowl out the entire month of October! It was so cool that I could grab a quick snack and go to class. And what I’ve heard from friends who are still there, the karaoke room is really nice!

Oakland Hall a necessity for any student or person looking for off-campus housing. I have lived there for 2 years of my collegiate career and have been blown away by the service Sam has provided to me. Truly is the best around and is the epitome of a welcoming and great landlord. He has been extremely responsive and active whenever I needed help or assistance and another friend that I could always talk to around the building. Oakland Hall is such a great place to live. The rooms are really nice and well furnished. Both lobbies are decorated and the one has a karaoke room and pool tables among other game tables. It’s great that all utilities get included in the price. The parking is right in front of the building too, so you never have to walk far. Sam is an excellent landlord to have. He is always willing to help you out with whatever you need and is always available because he lives on site. You can tell he genuinely cares about the students that live there. I highly recommend Oakland Hall for off campus housing.

Hands down the best rental experience available for IUP students. The place is quiet, clean, affordable, and within a reasonable walking distance to campus. On top of all that, the landlord Sam is friendly, kind, and communicates openly with tenants. Sam is an amazing landlord and always has your best interests in mind. When I was first looking for a place to live, he was the only one around Indiana that was in constant contact with me. Even though I only rented for a year given my circumstances, I would easily rent from him again if he expands to non-college tenants. He's a stand up guy that will treat you with the utmost respect. As some people have mentioned the only complaints come from things outside of his control. However, if you position your room well enough I never had any noise issues. Sam is also willing to do anything he can to make it a seemless move in day and experience. If there's still rooms available, I would take advantage of it.

I lived here for about 2 years while in college during the COVID pandemic. The landlord, Sam, is AMAZING and super friendly, accommodating, and reasonable. Anytime I had an issue, Sam would always be available to help fix it within a reasonable amount of time. Sam lives on the property, which makes having issues easier to fix. The prices for the apartment were reasonable ($2,500 for the semester and $100 to park per semester) and ALL utilities are included. Also, it's about a 10 minute walk to campus, but the IUP bus has a stop right in front the apartment. The only slightly negative things about living here are that there are no elevators (only stairs), I could always hear my neighbors through the air vents, you can hear all noises from anyone walking in the hallway outside your apartment, and people were always slamming their doors (which is not Sam's fault, just inconsiderate people). Other than that, I highly recommend people to live here!

Sam is a great landlord. I recommend everyone I know going to IUP to get an apartment with him. I have lived at Oakland for 3 years. There is a game room and karaoke room along with WiFi. This is all included and parking is the cheaper than anywhere else near campus. If my brother goes to college he is going to be staying there as well. This was my first off campus apartment and I loved it. It’s close to campus and the park n ride for campus passes right in front so that was helpful during winter. The Manager is friendly and is always there when you need him, there are tons of stuff to do in the lobbies like air hockey, pool, a ping pong table. My experience at Oakland hall? Well for starters 10/10. It is the perfect place to start off especially as your first apartment. The common areas definitely came in handy and are very spacious areas as well. I would just like to say as well Sam (landlord) was so accommodating and understanding. He is very patient and I honestly could not thank him enough. I remember losing my apartment keys after a long night out and returned home at 3 am and had to call Sam to get new keys and without hesitation he let me in and gave me a new set of keys. If you are ever looking for a place not too far from campus but just far enough to have some peace without hearing people screaming outside constantly this is the place to be. I couldn’t ask for a better experience. Let’s also mention it is very well priced for semester rent.

Sam is one of the BEST landlords I have Ever met. Him and his wife are VERY nice. Sam is also very good with working with students on leasing and payments. I personally have had financial aid situations and Sam understood exactly that. He worked with me and was patient about getting his rent from me.
